Several analyses were carried out to determine the site's various constraints and potential. These analyses help to establish a common knowledge base, anchor the vision of the site and project the design and form of the former National Film Board headquarters' redevelopment.

The analyses carried out focus on various themes:


Built environment and heritage

The existing built environment is a product of the 1950s modernist architecture and has an unique heritage character. The site has three major heritage dimensions (memorial, architectural and environmental) which are expressed in a number of values.


Density and height

Density, building height and building footprint all have an impact on each other. The choices associated with these variables have a major impact on the landscape, the typology of landscaped open spaces and their relationship with the built environment.

Scenarios 1 and 2 are examples of conceptual approaches to density and height, and in no way represent future development concepts. The scenarios illustrate the impact of a larger or smaller footprint on site design.


Programming

Programming corresponds to local activities and uses. Diversified, well-thought-out programming ensures the vitality and dynamism of the area. It allows us to determine the needs of site users and ensure that these are met.


Open spaces

Open spaces are important outdoor gathering places. The equipment and programming of these spaces must meet the needs of residents and visitors. They represent an important third destination after home and the workplace.The aim is to provide public amenities totalling between 15% and 20% of the site's surface area.


Mobility

Mobility patterns and the opportunities offered by the complete travel network (road, public and active) are important indicators of how people use the site. It is essential to understand how different types of users move around the site today, and what their future needs will be as a result of development.


Air quality and noise levels

The air quality and noise survey enable us to establish criterias aimed at creating a quality living environment. Awareness of these issues makes it possible to strategically locate certain uses on the site and to open the discussion on the implementation of mitigation strategies for the sector with the aim of minimizing the nuisances faced by the site.


In light of the various analyses, we'd like to hear what your vision of an ideal neighbourhood is, so that we can contribute to the design process for the future site. In-person public consultation workshops were held on December 10 and 11 with stakeholders and the general public.
