The project's values will provide planners and designers guidelines for the future site's design. Thanks to these values the Master Plan will follow the priorities of Canada Lands Company and be informed by community and stakeholder engagement.

It goes without saying that sustainable development is a structuring element of the entire project. Indeed, each of the project's six values incorporates one or more dimensions of sustainable development. All these values will be implemented in the requalification project with the aim of ensuring biodiversity, sustainable development and carbon neutrality for the site.


Human-centred development

The integration of real estate projects into the redevelopment of the former NFB headquarters will have to meet current development needs. These needs include affordable, multi-generational housing in a variety of formats, local services and infrastructure for safe, active mobility. Given the site's strategic location and available space, the principles of density and compactness should be put forward.

Cinematic DNA

Many material and historical heritage values can be attributed to the project. The project should preserve, integrate and enhance these elements. Architectural modernity, the spirit of a former film studio, the cinematographic legacy built by the NFB and the site's history are all elements that will feed into the architecture of the buildings, the design of the spaces and the overall vision for the site.

Openness and generosity

The site has long been closed off to the public. To be successful, the redevelopment must bring about a dynamic change between the campus and the surrounding neighbourhood. This transformation will be brought about by creating open and connected spaces that are inviting to the community and welcoming interfaces.

A complete campus

The concept of a dynamic and vibrant space has come a long way since the site was first built. Today, we look for a place that combines a mix of uses and users. It implies job creation and an environment conducive to the development of an innovation economy. In concrete terms, this requires spaces that are designed to be flexible and user-friendly in all seasons, activity on the site that goes beyond working hours, connections and a sense of belonging.

Shared infrastructure

The infrastructure currently in place on the site is in good condition. Sharing these facilities between existing and planned buildings, and making them more cost-effective, will ensure the site's resilience. The integration of ecological infrastructure will extend this resilience to all outdoor facilities and guarantee better site performance.

Optimizing space

In the interest of sustainable development, the development of the former NFB headquarters must make optimum use of the available space. A certain amount of density will not only optimize available space, but also provide the neighbourhood the capacity required for the addition of local businesses and services.
